Arcom New York LLC leased 1,500 square feet of office space at 856 Johnson Ave. in Ronkonkoma. Michael Zere of Zere Real Estate Services represented the tenant, as well as the owner, 856 Bruno LLC, in the lease transaction.

10 Ranick Street, Hauppauge

Pennsylvania Steel Company, a supplier of steel products, purchased a 60,000-square-foot industrial building on 3.35 acres at 10 Ranick Road in Hauppauge for $11.3 million. The company, which offers a variety of steel, aluminum, carbon and alloy products, will be moving out of rented space in Bethpage. Richard Cohen of Ashlind Properties represented the buyer, while Rob Kuppersmith, Dan Abbondandolo and Joegy Raju of Cushman & Wakefield represented the seller, CrossTex International Inc., in the sale transaction.

347 Burman Blvd., Calverton

Michels Corporation leased 11,000 square feet of industrial space at 347 Burman Blvd. in Calverton. The Wisconsin-based contracting company will install a cable pipeline to new offshore wind turbines to be built about 45 miles from Montauk Point. Marie Zere of Zere Real Estate Services represented the tenant, as well as the owner, Laoudis of Calverton LLC, in the lease transaction.

3199 Lawson Blvd., Oceanside

Terrance J. Burke Family Trust purchased a 9,300-square-foot industrial building on .41 acres at 3199 Lawson Blvd. in Oceanside for $1.45 million. The building is fully occupied by three tenants, including Fastenal Fulfillment Center and Rounds Elite Fitness. Chris Lynch of FMC Realty Associates represented the buyer, while Josh Brotter of Douglas, Payton & Co. represented the seller, A. Montilli Plumbing and Heating, in the sale transaction.

191 Seventh Street, Garden City

Sweetgreen, a fast-casual restaurant concept on the rise, leased 2,600 square feet of retail space at 191 Seventh St. in Garden City. The restaurant, the chain’s first on Long Island, opened this week. Brian Schuster and Tom Retaliata of RIPCO Real Estate represented Sweetgreen, while their RIPCO colleague Jason Sobel represented landlord Domus Green LLC in the Garden City lease transaction.
